- For a repair: what is happening now, whether water or power is involved, and whether the property is habitable tonight.
- For a viewing: their position — first-time buyer, chain, tenant, employed, when they could move.
- A number and when they can be reached.
When the calls actually arrive
Property has two distinct out-of-hours peaks and they need opposite handling. Between six and nine in the evening it is applicants, and speed wins the tenancy. After ten at night it is management emergencies, and triage-to-a-person wins. ORLA is set up to tell them apart at the first question.
What ORLA will not do for letting and estate agents

It will not commit a landlord to a repair
ORLA records the fault and gets it to you. It does not authorise a contractor, does not tell a tenant the work is approved, and does not put a cost on it.
It will not give tenancy or legal advice
Deposits, notice periods, Section 21, right-to-rent: ORLA takes the question and passes it on. It does not answer it, because a wrong answer on a tenancy question is a liability, not a mistake.
It will not confirm a viewing nobody can attend
It offers only the slots your diary confirms. If there is no negotiator free, it says so and takes a callback rather than putting an applicant on a doorstep at a time nobody is coming.

Questions letting and estate agents ask
Can it handle both the lettings and the management line?
Yes — and separating them at the first question is the point. It routes viewings and repairs into different alerts, so an evening leak is not sitting behind eleven viewing enquiries in the same inbox.
What does it do with a genuine emergency at midnight?
It captures the address, the fault and a number, marks it urgent under the rules you set, and alerts you immediately. It does not transfer the call — live transfer is switched off — and if life or property is in immediate danger it tells the caller to ring the emergency services.
Will it try to sell a property to an applicant?
No. ORLA answers, qualifies and captures. It does not negotiate, does not push, and does not make outbound sales calls of any kind. Outbound is switched off by design, not by configuration.
